EMAAR rarely launches a villa community at this scale with wellness built into the masterplan rather than bolted on afterward. The Heights enters at AED 6.8M for a 3-bedroom villa, with three clusters to choose from and an 80/20 plan that keeps most of your capital in hand until handover.

What I tell clients first: pick the cluster, not just the bedroom count. Salva, Serro and Serro 2 share the same Wellness Centre & Clubhouse and amenity standard, but unit counts and handover dates differ — Serro completes first, in March 2030, with the fewest 5-bedroom villas released. For clients who register now, I'll personally walk you through plot orientation, cluster trade-offs, and mortgage pre-approval from day one.
