Bashayer takes its name from the Arabic for "glad tidings" — MODON's waterfront village on Hudayriyat Island, built around a private marina and 3.5km of promenade facing the Al Bateen Channel.

Bashayer is the first time MODON has built a genuine waterfront village on Hudayriyat Island rather than another golf-facing enclave. That distinction matters — the entry point on a 1-bedroom Residence at AED 2.35M is one of the more accessible ways into Abu Dhabi's best-positioned island right now.

What I tell clients: the Residences are the liquidity play — 330 units, a clear price ladder, and a boardwalk location that will only get busier as the marina and retail plaza complete. The Villas are the harder call, but the better one if you can make it — only 34 Shore villas exist, each with its own pool, driver's room and a plot roughly double the Select villa's. If a water-facing plot on this island is the goal, that shortlist of 34 is where the conversation has to start.
