Aldar rarely opens a brand-new address on Yas Island — The Canopies is the first residential launch at Yas Point, and a studio entry point at AED 1.65M is genuinely one of the more accessible ways into a master developer's newest island destination right now.

What I tell clients: this is a five-day window. Priority Pass and broker appointments open 24 July, the project launches 28 July, and public sales run for just two days — 29–30 July. Handover isn't until Q3 2030, so the 55/45 plan with 5% down is about as low-commitment an entry as construction-linked Abu Dhabi launches get. If a position at Yas Island's newest waterfront address is the goal, this is the launch to be in front of before the public weekend opens.
